As we move day to day with increasing case of COVID-19 being confirmed, shortage of supplies, health systems that cannot keep up and business in general affected in too many ways to list I look at the Real Property Management system and realize we are equipped to move through this.

The systems implemented in my office through Real Property Management recommended systems allow us to work remotely if necessary and still be able to provide full service to our investors and residents.

Below are some of our everyday practices that allow us to continue to offer property management solutions to both our investors and residents with very little interruption through todays stated pandemic.

• Our database system is completely cloud based and tracks all aspects of our properties than any team member can access from any computer or smartphone.

• We have taken steps to have video of all vacant properties so we can advertise through video showings rather than in person if the need arises

• Our website allows 24/7 viewings of our properties and those interested can apply online

• All tenancy documents are in an electronic format and are sent electronically to individuals for easy signing of documents

• Our resident online portal allows for online maintenance requests to be submitted and someone is available 24/7 to view and assess these submissions

• Our rental payment systems systems allows residents to 100% control the online payment of their rent so there is no reason to leave your home to make rental payments

• All our staff have prepared to work remotely and our use of task management processes and cloud based programs allow for seamless communication leaving no steps missed

• The customer email communication we have adopted with our common email address for residents, investors and vendors allows us all to view and respond to inquires. If one of our team members is not able to answer someone else can easily see previous conversations and confidently respond so we can continue to respond to everyone in a timely manner

Our team has taken extra precautions in the cleaning by having vacant properties cleaned by a professional cleaning company prior to new residents moving in.  Team members that are out in the public at this time are asked to use hand sanitizer regularly when in and out of properties.

When physically in properties we ask individuals to wash hands or use hand sanitizer prior to entering and to limit touching anything in the home.  If someone is demonstrating signs of COVID-19 our property manager will not show the property and recommend they view the property online at this time.

We ask our current residents to take precautions in their homes as instructed by Health Canada to reduce risk to themselves and our team members who may need to visit for maintenance.

We are taking the current situation very seriously but understand that a home is one of the essential needs of all individuals and our business must continue to service those that need us at this time.
