The resident benefit package follows the tenant’s journey with Real Property Management Professionals from start to finish. From self-check-ins, to online payment options, to home buying assistance – we’ve got it covered. We’re here to create something special with you when you choose RPM.
Alright, before we get too sappy let’s talk about the resident benefit package.
Resident Portal
Residents have free access to our resident portal to submit maintenance requests, pay online using all included payment options to include the automatic automated clearing house (ACH), and have access to electronic statements. This valuable feature offers residents 24/7 access to their accounts, records, copies of leases and policies as well as online rental payment and maintenance requests. Access all your leasing documents, account balances, payment history, insurance data, pay rent and more at any time.
Benefit to Tenants: Navigating websites and storing documents can be a hassle and time consuming. The resident portal makes it so that all requests and documents are stored in one place for convenience.
Benefit to Owners: Owners have access to their owner portal to view RPM technology, owner statements, management services, and owner investor insurance.
Credit Reporting
Free credit reporting for all rental payments made during the lease to Equifax.
Benefit to Tenants: Residents receive the benefit of positive credit reporting for all on-time rental payments. Build your credit and get rewarded for your timely rent payments.
Benefit to Owners: Incentivizing credit reporting ensures that owners are paid on time, hassle free.
24/7 Maintenance Line
24/7 maintenance hotline with live phone support. Residents can reach a live person after hours for emergency maintenance concerns.
Benefit to Tenants: We understand life happens and maintenance inquires, or emergencies occur outside of business hours. The 24/7 maintenance line allows tenants to contact a real support person who will respond and assist maintenance calls at any hour of the day.
Benefit to Owners: Whether big or small, maintenance inquiries and emergencies will be responded to at all hours of the day to ensure your property is taken care of.
Late Pay Forgiveness
Life can get hectic sometimes and a small oversight financially can cause big problems. We understand things happen so we will waive one initial late fee as long as it is communicated prior to the first of the month. Good for one use annually (5 days max forgiveness).
Benefit to Tenants: Rent is due on the first of every month. However, we understand situations arise and rent may need to be deferred a couple of days. As long as this is communicated five days prior to the first of the month, we are happy to accommodate this request once annually.
Benefit to Owners: Tenant is happy that their request is being accommodated. Tenant (may) choose to renew the lease, resulting in no vacancy for the unit and continuous income for the owner.
1 Missed Appointment Waiver
We know things come up and appointments can be missed. Avoid paying for one missed appointment (once annually).
Benefit to Tenants: Appointment and maintenance call outs cost $45 per hour. However, if you need to be present during the time of the appointment and are unable to attend, one missed appointment is waived annually through the resident benefit package.
Benefit to Owners: Tenant is happy that their situation is being accommodated. Tenant (may) choose to renew the lease, resulting in no vacancy for the unit and continuous income for the owner.
Vetted Vendor Network
Rest assured that all technicians sent to your home are reputable, licensed when required and professional for any and all repairs.
Benefit to Tenants: All of our vendors are reliable, trustworthy and provide quality service. We want to ensure that all of our tenants’ needs are exceeded and that they feel safe within their unit.
Benefit to Owners: No cutting corners around here! RPM has an extensive vetted vendor network to ensure that your property is provided the best service! Investing in reliable, hardworking, and trustworthy vendors will ensure that short-term fixes are up to date to remove the headache of a long-term problem.
Electronic Move Out Inspections
Detailed reports of any tenant related defects will be emailed to you after moving out. No need to disrupt your already busy schedule to be present during the inspection.
Benefit to Tenants: No need to disrupt your already busy schedule to be present during the inspection. Our electronic move out inspection will highlight all of the important aspects that the Property Manager or Maintenance Coordinator noted, and a detailed inspection will be sent directly to you for viewing.
Benefit to Owners: Ensures that the property is maintained and makes note of any fixes that need to occur. This is also an opportunity for the Property Manager to inspect the unit at no additional cost to the owner.
Multiple Payment Options
We understand everyone’s financial situation is unique. We have multiple payment options available for tenants to use on the first of the month.
Benefit to Tenants: Everyone’s financial situation is unique, and we want to tailor our payment options to meet your financial needs. Multiple payment options are in place to ensure that rent is paid on time on the first of every month.
Benefit to Owners: Providing multiple payment options incentivizes tenants to pay rent on time. As a result, there will be no delay for RPM to provide payout to owners.
Landlord Reference
One of the biggest challenges tenants face when applying to rent a place to live is being able to document their residence history in order to qualify. When you move, we are happy to provide a reference for your future endeavors.
Benefit to Tenants: Obtaining a reference from a property management company can be difficult, as companies are often disconnected from their tenants and owners do not know much about their tenants. At RPM, we value our tenants and want to provide the best experience for them by providing a landlord reference.
Benefit to Owners: Throughout the tenant residency, RPM is keeping detailed notes on the tenant. This ensures that your property is maintained and well-kept.
Self-Check-In on Move in Day
We understand that coordinating times for move in day is stressful. To streamline the process, self-check-in is available on move in day. Come by our office to pick up your keys, and you’re good to go!
Benefit to Tenants: No need to disrupt your busy schedule for what can be a long and tedious process. Come by the RPM office to pick up your new keys, and you are set!
Benefit to Owners: Owner does not need to be present on move in day, as all inquiries and keys are handled by RPM.
Move Out Consultation
Our Property Manager or Maintenance Coordinator will visit the property a couple weeks prior to move out day. This gives tenants the opportunity to understand what needs to be fixed or cleaned in order to receive the full security deposit back.
Benefit to Tenants: Know what needs to be fixed, cleaned, or repaired prior to move out to receive the full security deposit back. RPM wants to work with you and not against you.
Benefit to Owners: If major fixes or repairs need to occur, this gives the owner a heads up make these changes happen for a fast turnaround and low vacancy rate.
Receive a Gift Basket of Essential Items and Goodies on Move in Day
Every home should have these essential items for a seamless transition into your new home. We can’t give away all our secrets here, you’ll have to see the surprise on move in day!
Benefit to Tenants: Moving can be a stressful process, and often essential items are missed. We’ve got you covered!
New Air Filter Installation Prior to Move in Day
At Real Property Management, we want to keep your air clean and circulating throughout the unit. Prior to your move in day, a new air filter will be installed.
Benefit to Tenants: Installing new HVAC filters prior to move in day will help reduce indoor air pollutants that are airborne, including viruses. This will ensure that your air is clean, purified, and ready for your move in date!
Benefit to Owners: Prevents costly repairs to heating and cooling systems, saving investors’ money in the long-term.
Regularly Scheduled HVAC Filter Deliveries
Once per quarter, we will have air filters mailed for you to install throughout your rental home. Let us know if you have a medical need for special allergen filters so that we can accommodate specialized filters.
Benefit to Tenants: “Replacing your air filter on a regular basis can keep your energy costs down. When your dirty clogged up air filter is working harder, more energy is being used, which can cause your bill to skyrocket. When you consistently change your air filter, you can save from 5 to 15 percent on your utility bill (Bonney Leading the Way Home, 2016).” Additionally, changing air filters regularly promotes healthier living by improving “your home’s air quality by removing harmful toxins (SecondNature, n.d.).”
Benefit to Owners: Prevents costly repairs to heating and cooling systems. Sending tenants quarterly air filter shipments is a short-term solution to a long-term costly problem!
Home Buying Assistance
At Real Property Management Professionals, we understand that renting is not always a long-term goal for everyone. Homeownership is a common goal for everyone, and we want to help our tenants in their journey moving forward.
